Our Build to Rent offer includes a number of services under Build, Tenacy and Community Management, detailed below.

Build Management

Design Team Meetings
We attend all design team meetings to develop a close working relationship with the entire project team. We can offer advice on design, configuration, specification, efficiencies, marketing, pricing, and can help to source any other assistance required around architecture, project management and construction.

Sales & Marketing Meetings
We attend all Sales and Marketing meetings to offer advice on market intelligence, market movements, trends, pricing, competitors, strategies, marketing, and PR.

Mobilisation & Operational Budgeting
We produce full mobilisation and operational budgeting proposals. We work with both the client and suppliers to ensure this budget meets the requisite standard to ensure we deliver a fully operational scheme.

Accounting and Reporting
We use professional accountants and software packages to provide full monthly financial reporting, which covers all aspects of operational budgeting and forecasting. The report includes full bank reconciliations, general ledger, trial balances, cash flow, variance and income reporting, as well as full auditing services.

Fulfilling Planning Obligations
We have extensive experience of assisting with a development’s planning obligations including producing a Management Plan and Travel Management Plan, and working with planning specialists where appropriate.

Bespoke Market Analysis
We are currently developing innovative and improved data capture and analysis practices including tenant profiling, activity reports (including lead sources and enquiry conversion rates) and stock analysis.

Tenancy Management

Our Property Management and Build to Rent teams work seamlessly to ensure that tenancies are expertly managed with efficient procedures that guarantee a consistently high level of service.

We manage all aspects of a tenancy including move-ins, renewals, checkouts, re-lets and changes of tenancy, and are in regular, direct contact with tenants.

To ensure tenants are well-informed and reduce unnecessary call-outs and queries, we design bespoke documents including homeowner’s manuals and guides.

We value the importance of teamwork and ensure that all staff have sufficient training to assist tenants with general queries e.g. changing bulbs, amenity opening hours and events, or how to arrange a viewing.

We’re here to help your development perform, and will provide progress reports on a weekly, monthly and annual basis with an aim to exceed your targets.

On Site Team
We employ friendly and experienced on-site teams who are dedicated to providing consistently high levels of customer service. Our teams on the ground are key to our success and we’re always happy to invest in training and development, while welcoming feedback and thoughts on how we can improve our offer.

Amenity Management
Stylish and considered amenity spaces set Build to Rent schemes apart from competitors. It’s vital that these spaces are welcoming, well-managed, and flexible to meet tenants’ needs and interests.

On-site events make great use of amenity spaces while creating opportunities for tenants to connect, have fun, and grow a sense of belonging in their home. We use a range of data including tenant profiles and surveys and from general conversations with tenants and businesses to organise a range of events and activities that cater to all interests.

Local Businesses
We’re always looking for opportunities to connect with local businesses and organisations and make valuable contributions to our local communities. We’re keen to build authentic, mutually beneficial relationships with our neighbours by promoting them on our newsletters and social channels and offering valuable discounts to tenants in return via virtual resident discount cards.
